Y&S Cleaning & Lawn Service

Services

Everything we do —in plain English.

We’ll quote any of these on-site. The price you get is the price you pay — no surprise add-ons, no upsells.

  • Weekly Mowing

Sharp lines, even cut, edged borders, and a blown-clean drive every visit — front, back, and side yards on the same morning each week.

Weekly or every-other-week mowing tuned to Buda summers. Mulch-cut by default so the clippings feed the lawn back; we raise the deck in July and August so St. Augustine and zoysia hold moisture through the heat instead of scalping out. Borders are power-edged at every visit and walks, drives, and patios are blown clean before we leave.

  • Edging & Trimming

Crisp, deliberate edges along beds, walks, and drives — and string-trimmed around fences, mailboxes, and oak trunks the mower cannot reach.

Power-edged borders that hold their line for the full week, careful trim work around live oaks and crepe myrtles, and a final blower pass so nothing carries onto the patio or out into the street drain.

Starts at $30 · per visit

  • Leaf & Storm Cleanup

Live-oak shed in spring, pecans in November, branch debris after Hill Country storms — bagged, hauled, and beds blown out.

Buda yards drop leaves twice a year — live oaks in March, pecans and elms in November — and pick up an extra round of debris every time a Hill Country storm rolls through. We bag, haul, and blow beds and gutters out from the ground so the cleanup actually finishes the job.

  • Bed Maintenance & Mulch

Hand-pull weeds, refresh mulch to a clean 2–3 inch depth, and prune perennials at the right time of year.

Hand-pulled weeds (no glyphosate near vegetable beds unless you ask), seasonal pruning timed to each plant rather than the calendar, and a fresh hardwood or cedar mulch top-up every spring and fall to keep moisture in and weeds suppressed through the dry stretch.

  • Hedge & Shrub Shaping

Boxwoods, hollies, and red-tip photinias shaped to a clean line — crepe myrtles thinned, never crepe-murdered.

Hedges shaped twice a year to a tight line that holds, ornamental grasses cut back at the right time, and crepe myrtles thinned the right way — selective cuts to open the canopy, never the topped-off knuckle look.

  • Home Cleaning

The same crew that cuts the lawn also cleans the house — kitchens, baths, floors, dust, and the spots most crews skip. Recurring or one-time.

Yasuri runs the cleaning side and is meticulous about the spots most crews skip — baseboards, fan blades, the back of the toilet, the inside of the microwave. Kitchen, baths, floors, dust, and trash on every visit; deep cleans, move-in / move-out, and Airbnb turns by request. Bring-your-own-products available if you have allergies or preferences.

  • Sprinkler Check-Ups

Walk every zone, find the broken head you keep meaning to call about, and tune coverage for Buda water restrictions.

Seasonal start-up and shutdown, head replacements, broken-line repairs, and controller programming tuned to Buda watering days. We walk every zone with you so you actually see what is hitting and what is missing.

  • Sod Patch & Re-Sod

Bermuda, zoysia, or St. Augustine — patched into bare spots or laid full-yard with a watering schedule you can actually follow.

Soil prep, light grading, fresh sod laid in a brick-pattern with tight seams, rolled in, and a printed three-week watering schedule that respects current Buda restrictions. We come back at week two to check root contact.

Most weekly customers add cleanups, mulch, and the odd hardscape job — there’s usually a flat-rate way to handle that.
